| The Albuquerque Industrial market consists of approximately 40 million square feet. The overall market ended the fourth quarter 2011 with a vacancy rate of 8%. Net absorption during the fourth quarter 2011 was negative 45,372 square feet. Rental rates ended the fourth quarter 2011 at $5.94, a continuing trend of decreasing rates over the last 24 months. The average time on market is currently 17.4 months. |

National Industrial Market Overview 4th Quarter 2011 |

| The U.S. Industrial market ended the fourth quarter 2011 with a vacancy rate of 9.5%. The vacancy rate was down over the previous quarter, with net absorption of 44,110,591 square feet in the 4th quarter 2011. Vacant sublease space decreased in the quarter, ending the quarter at 59,614,656 square feet. Rental rates ended the fourth quarter at $5.11 per square foot, a slight decrease from the previous quarter. A total of 107 buildings were delivered to the market in the quarter totaling 13,497,360 square feet, with 32,702,664 square feet still under construction at the end of the third quarter. |

| EG&G Renews 30,000 square feet at Comanche Business Park |
| |
| In October 2011 REA completed a lease renewal for EG&G Technical Services, Inc. (EG&G) at Comanche Business Park. EG&G is a division of URS Corporation that provides engineering, construction and technical services to public agencies and private sector companies around the world. The lease renewal is for approximately 30,000 square feet and for three years. The lease renewal process began with the landlord and the tenant having different requirements and needs; including lease term, timing of renewal and rate. Through REA’s marketing efforts and presentation of current market conditions the transaction was completed to the satisfaction of both parties. |

| LKQ Leases 36,000 square feet at 3800 Prince |
| |
| LKQ is the largest nationwide provider of aftermarket collision replacement products with over $3.4 billion in sales in 2010. REA relocated LKQ to a new 36,000 square foot location in October 2011. Upon entering into negotiations it was discovered the desired location was overleveraged and the owner was not in a position to offer favorable terms to LKQ. To overcome this challenge, REA assembled an investment group to prompt the involved parties to take action to move this deal forward. |
